Because insulation eats headroom. A standard container gives about 7ft 10in inside, and once you have framed and insulated the ceiling you can lose four to six inches of that. A high cube starts a foot taller, so you end up with a room you can stand in comfortably rather than one that feels tight. For anything people will spend time inside, the extra few hundred dollars is the best money in the whole build.
Yes, and not only for temperature. Bare steel sweats. Warm humid air hits the cold shell and condenses, and you get water running down the inside walls onto whatever you have stored. Closed-cell spray foam is the usual answer because it insulates and seals against moisture in one pass. For plain storage you can skip it and fit vents instead; for anything heated or occupied, it is not optional.
Some of it. Shelving, vents, painting and interior framing are well within reach of a competent DIYer. Cutting openings is different. The walls are structural, and a door or window cut without reinforcing the surround weakens the box and can leave the doors out of true. Anything that removes steel wants a fabricator who will weld in a frame. Electrical work will usually need to be done or signed off by a licensed electrician.
Often, yes. A fabricator doing the same conversion repeatedly is faster than doing it once as a one-off, and that shows in the price. Buying pre-converted also means you see the finished thing before paying. The trade-off is that you take their layout and specification. If your requirements are ordinary, buy ready-made; if they are particular, spec it yourself and expect to pay for the custom work.
